Representing Bainbridge Island Buyers and Sellers

In the state of Washington, an agent can legally represent either the Buyer as a Buyer's agent, the Seller as a listing agent, or both as a dual agent. Over many years of selling real estate, I have come to the conclusion that dual agency represents neither well. Both Buyers and Sellers should expect their agent to be their advocate, exclusively representing their interest. Therefore I do not act as a dual agent.

Representing the Seller
When I am representing a Seller, the Seller can expect me to represent him/her in the following:

    * Advising on how to prepare the home for sale.
    * Establishing a competitive price based on current market conditions.
    * Marketing to both the general public and local real estate community.
    * Negotiating the contract -- advising both the pros and cons of an intended action.
    * Providing a time-line for contingencies.
    * Dealing with inspections requests (what is reasonable & what is not).
    * Helping through the escrow process.
    * If I should show the property to a Buyer and the Buyer is interested in purchasing, I will refer the Buyer to another agent so that I remain solely the Seller's advocate.

Representing the Buyer
When I am working with a Buyer, the Buyer can expect the following:

    * Listening carefully to the Buyer's criteria for a property.
    * Familiarizing the Buyer with the market and with the community.
    * If I show one of my own listings and that is the property the Buyer wants to purchase, I will refer the Buyer to another agent. Since I am the listing agent, and therefore the Seller's representative, the Buyer needs an advocate throughout the transaction who is representing his/her interest.
    * Advising the Buyer about items peculiar to the property's water systems, wells, septic systems.
    * Negotiating the contract.
    * Providing a time-line for contingencies.
    * Inspection -- providing a list of inspectors for a thorough physical inspection, determining if additional inspections are needed, negotiating repair items.
    * Financing -- providing a list of lenders who are familiar with Bainbridge Island and who have a proven record of honesty and competence.
    * Helping the Buyer through the escrow process.
